Terms of service

The service and the parties

Tenlo is an online platform for landlords and tenants to manage bills, meters, contracts and messages. The service is provided by MB Tenlo (company code 308157451), registered office Žirmūnų g. 27, LT-09105 Vilnius, Lithuania ("Tenlo", "we"). Data collected and stored in the Register of Legal Entities of the Republic of Lithuania (keeper: State Enterprise Centre of Registers). Not registered for VAT. By signing up for or using Tenlo you agree to these terms and the Privacy policy.

Your account

When you sign up you provide accurate details and keep your login secure. You are responsible for actions taken in your account. Only adults may hold an account. An account on behalf of a company may only be created by a person authorised to do so.

Subscription and trial

Every new property gets a free 30-day trial – no payment card is needed. After that the subscription costs €11.99 per month for the first property and €5.99 per month for each additional one. You can choose a yearly plan with a 17% discount. Prices are in euros and are final – they include all applicable taxes. We will announce price changes by email at least 30 days in advance – they apply only from the next subscription period.

The subscription renews automatically. You can cancel anytime in the app – it stays active until the end of the paid period, and the remaining time is not refunded except as described below.

Right of withdrawal

If you are a consumer (an individual using the service for non-business purposes), you have the right to withdraw from the contract within 14 days of your first payment and receive a refund, provided you have not started using the paid service in that time. If you start using the service during this period, you agree that the refund is reduced proportionally for the service already provided. To exercise this right, write to info@tenlo.lt.

Inactive properties

If the subscription is not paid, the property becomes inactive: data remains available to view and export, but you cannot issue new bills or invite tenants. Access is restored once payment is made. We do not delete accounts or data for non-payment.

Tenants

Tenants and household members use Tenlo free of charge and are not Tenlo customers. The rental relationship is between landlord and tenant only – Tenlo is not a party to it, does not guarantee rent payments and does not resolve disputes between landlord and tenant.

Contracts and signatures

Contract templates are examples – make sure they fit your situation before using them. Confirming in the app ("Sign") is a simple electronic signature. If you need a qualified electronic signature, use Dokobit or GoSign (when this option is enabled) or sign on paper and upload the document.

Payments between landlord and tenant

Rent and utility payments go directly from tenant to landlord – by bank transfer or through a payment-initiation provider. Tenlo does not hold or intermediate these funds. Tenlo only charges the landlord the subscription fee.

Processing data on the landlord's behalf

The landlord is the controller of the data they process for their rental activity (details of tenants and contract parties, bills, readings, documents) and is responsible for having a legal basis for it and for informing the data subjects. For that data Tenlo is a processor (GDPR Art. 28) and these terms are the data processing agreement. Tenlo: processes the data only to provide the service and on the landlord's instructions given through the app; ensures that people processing the data are bound by confidentiality; applies appropriate security measures; engages only the sub-processors listed in the Privacy policy and announces changes to them by updating the Privacy policy (the landlord may object by ending the service); assists the landlord with data subject requests and with obligations under GDPR Arts. 32–36; notifies the landlord of a personal data breach without undue delay; deletes the data when the account is deleted, except where the law requires it to be kept; and makes available the information needed to demonstrate compliance with these obligations.

Your responsibility and acceptable use

The landlord is responsible for the accuracy of the amounts on bills, the legality of contracts, informing tenants and tax reporting. AI suggestions (recognised readings, amounts, contract terms) are an aid – check them before confirming.

You may not use Tenlo for unlawful purposes, upload false data or other people's data without a legal basis, send spam, attempt to breach the platform's security or disrupt its operation. If these terms are breached we may restrict or terminate access after notifying you by email.

Closing your account

You can delete your account at any time by writing to info@tenlo.lt. We recommend exporting your bills and documents first. Accounting documents that we must keep by law will be kept for the period stated in the Privacy policy.

Limitation of liability

The service is provided "as is". We work to keep Tenlo running smoothly but do not guarantee uninterrupted operation. Tenlo is not liable for indirect losses, lost income, tenant non-payment or outages of third parties (banks, payment institutions, email services). Tenlo's total liability is limited to the subscription fees you paid in the last 12 months. These limitations do not apply to the extent that mandatory consumer-protection law does not allow them.

Changes, disputes and governing law

We will notify you by email at least 14 days before material changes. If you do not agree with the changes, you may cancel your subscription before they take effect. The law of the Republic of Lithuania applies. We resolve disputes by negotiation first – write to info@tenlo.lt. Consumers may also contact the Lithuanian State Consumer Rights Protection Authority (Vilniaus g. 25, Vilnius, vvtat.lt) or use the EU online dispute resolution platform at ec.europa.eu/odr. If no agreement is reached, disputes are settled by the courts of the Republic of Lithuania.
